What are your check in and check out times?
Our usual check-in time is 4pm and check-out is 11am.
Is the kitchen fully equipped?
Yes, our kitchens are all fully equipped to whip up a meal. These include fridge, freezer, oven, grill , 4 x hob, toaster, microwave, kettle, glasses, pots, pans, cutlery, crockery and kitchen utensils.
Is there a BBQ?
Yes, all properties have hanging BBQs. We recommend wood but feel free to bring charcoal if you wish.
Are all beds bunk beds / single beds?
All properties will be made up as single beds which will include some bunk beds in some properties unless otherwise requested. (Hideout Manor and Hideout Mansion have the option to include king size beds if requested)
Do we share any facilities?
No, all properties have own bar area, hot tub, bathrooms, showers, Kitchen, parking, BBQ, Outside Area, and all properties face in opposite direction so you will not be overlooked.
Do the properties have a sound system?
All properties have a small Bluetooth speaker however you are more than welcome to bring your own speakers should you wish.
Are there any hot tub rules?
Yes, you will find hot tub rules near the hot tub and in the welcome pack. Please respect these rules. If the hot tub needs to be drained and cleaned for any reason during your stay it will take 24 hours to reheat.
How much parking do you have?
All properties have a large parking area and additional parking (up to 10 cars per property).
Can we bring in our own suppliers for activities, food, entertainment & bars etc?
Our preferred supplier is Louisiana Mobile Bars. We have worked with them for a number of years. They have the correct insurances, and risk assessments we require and we can guarantee their quality, offering, service and fun factor.
(However if there is something they can- not supply then you are more than welcome to email us to ask.)
We also have our own on site 5 star catering kitchen at our York properties.
How close is the property to the city centre?
All properties are 20 mins from city centre (York or Newcastle).

What do I do if I damage something at the property?
We understand that accidents happen. Please let the site manager know asap so we can arrange it to be fixed or replaced.
(A damage deposit is taken on each and every booking)
How far is the nearest hospital?
Nearest hospital to all properties are 15 min drive (under 9 miles).
Do you have a taxi company you work with?
We do and they can be found in your welcome packs along with other helpful information.
Do you provide insurance?
We have public liability insurance and employees insurance however we recommend you take out holiday insurance as you would when travelling abroad.
Do you provide bedding and towels?
All bedding is provided for party size + 1 Towel per person.
(We recommend bringing own towels for hot tub)
Do you provide cleaning products & toilet roll?
We supply all basic cleaning materials, toilet rolls, tea, coffee, sugar, wood, kindling and firelighters for fires and BBQ.
Do you have Sky TV?
All properties have Sky Tv including Sky Sports. If there is a particular event ie boxing PPV you would like to purchase whilst visiting then please inform us before your stay.
Do the houses have dishwashers?
All our properties have dishwashers. It wouldn’t be a break without one right?
How will we get our key?
You will be given your key and a code lock key box is on site for your use.
Are your properties pet friendly?
Yes we allow well behaved dogs to our properties, however you must inform us. They must be under control at all times as there are livestock around the grounds. All mess must be cleaned up and dispensed of in appropriate way.

Will the hot tub be ready on arrival?
Most of the time the hot tub will be ready and heated for your arrival however on same day turnaround (usually midweek) as all our hot tubs are drained, cleaned, refilled and chlorinated between each and every stay there may on occasions be a little wait for them to get to temperature.
Is there WIFI?
Yes there is WIFI in all properties however this may not be strong enough to stream and download.
Is there a noise curfew?
There is no curfew however please respect other guests and neighbours.
If we book a package are we still able to bring our own food and drink?
Yes all properties are set up for self-catering.
Is there a village near by?
All of our properties have a village within approx 1 mile with basic amenities eg supermarket, takeaway, fuel station, and pub
What do we do if someone has an injury?
Any accident or injury must be reported to site manager and documents must be signed.
Is there a supermarket nearby?
There is a supermarket within a few miles of the property and you can organise a home delivery. Home deliveries need to be booked for when guests are at property as staff cannot take responsibility for deliveries
What if our party size changes?
Not a problem, just let us know, changes of price can be sorted when balance is due. We have min numbers for each properties however we can sometimes facilitate numbers over the property maximum.
